For managers

Vacant and sublet units

For managing agents, boards and resident managers who need a unit ready between residents.

One call from the desk or the agent, one apartment ready. We already hold the certificate and the building rules, so a unit clean needs only a unit number and a day.

In every visit

  • Standing building file: certificate, desk list and house rules

  • A same-day note to the manager with what was cleaned

  • A named crew lead for the manager to call

How pricing works

What moves the number

The price follows the plan you pick. The number you pay is written on the quote before the first visit.

  • 01

    Unit size

    Studios up to three bedrooms.

  • 02

    Turnover speed

A same-week request may mean a larger crew.

  • 03

    Volume

Three or more units a year go on a building plan.

  • 04

    Condition

We walk the unit first when it has been empty a long time.

The visit

How the visit goes

  1. 01

    Step 1: Request

The manager sends the unit number and the day.

  2. 02

    Step 2: The day before

Names to the desk, elevator window booked.

  3. 03

    Step 3: The clean

Checklist by room, with photos of the key rooms.

  4. 04

    Step 4: The note

A note to the manager the same day, with any damage we saw.

Good to know

Before we arrive, and what we leave alone

  • Send the house rules once

They go on the building file and apply to every visit.

  • Tell us who holds the key

The desk, the super or the agent.

  • Report damage or leaks

We photograph and report what we see; we do not repair.

  • What we leave alone

Hallways and lobbies, repairs, and construction clean-up.

Questions about this service

Do you hold a certificate for our building?

We send one for each building and name the managing agent and the corporation or board of managers as holders. It takes a short form on the certificate page.

Can the resident manager book?

Yes. Anyone the board or agent names on the building file can book a unit clean.

Do you clean after renovation?

Only a light finish clean. Construction dust and debris need a post-construction firm.

Send the building and the first unit

We set up the building file the first time and reuse it after that.
